  • As much as I love the NHS, waiting around in a contracted-out hospital canteen full of expensive sweets and shitty coffee is a depressing way to spend a morning. Best wishes to your clan. Difficult for me to imagine much worse than Erik being stuck in a hospital.

    Tin robot, glad you pulled through okay to be with us today.  My dad suffered from meningitis when I was young and the complications he suffered coming out of that almost killed him.

  • Firstly, hope things improve Unlikely. Glad things did improve, Tin. What would the resolve and health of the forum be without you two.

    Secondly, I got plied with drugs when my appendix committed suicide which didn't agree with me. To the extent I kept getting out of my bed at night-time trying to convince the nurses that me and the IV drip were off to Iceni (long departed but much loved club). When I was politely refused and escorted back to my bed, apparently I tried at 10 minute intervals to leave to go to Turnmills, The Cross and various other establishments. Don't remember any of it.

    When I had my appendix out I was also pumped full of drugs (it was an emergency midnight operation). I woke up in the night convinced life was about scoring points and went to get out of bed because there was point scoring to do. I couldn't figure what this drip thing connected to me was or how to disconnect it. I ruptured my stitches but felt nothing.

    It was all fairly clear in my head for a few days. Not anymore, unfortunately. At the time it was a revelation.
  • Nasty bout of Indian-based food poisoning helped me realise that our entire arabic number system is a lie, and that 4 x 5 (for example) did not = 20, but something else, and that something else was the meaning of the universe.

    My girlfriend at the time was hard to persuade, she lacked my visionary ways.
  • Getting older has been okayish so far, although I am pretty sure I wont have the deposit for a house anytime in the next few years at which point ill be heading to my late 30's and then the banks just wont give me a mortgage anymore unless its on sub 20 year terms so that'll be something I can look forward to as the interest rates go back up.

  • What sort of deposit are banks looking for nowadays? It's been 10+ years since I was a first time buyer and 10% was the norm then. That was around £15k for a 2 bed flat in Croydon.

    So if you can borrow £150k and the property is £250k you need a £100k deposit?

  • Yes, but i thiiiiiink that you are offered different loan to value rates depending on your income, and you get certain interest rates depending on your deposit.  I should know all this having bought and sold 2 places but i always forget the details.

  • I was thinking about the minimum deposit rates. Used to be 10 percent, but I'm sure I heard some people quote 20. If that's right, with prices as they are, that's a reason for despair. Well, if home ownership is a goal at least.

    I was under the impression that securing a 20+ year repayment as a single dude on what will probably be a 90% mortgage when you are in your late 30s could be problematic due to the fact you are creeping towards the realm of being 60 and still paying the fucker off potentially on your own.

    Credit rating is fine though.

  • The retirement age that mortgage lenders consider when doing the application is 75 I think. So you'll be fine for a 30 year mortgage mate. When I got one for my last house (now sold, back to renting) it had to be in my name only as wife was full time mum. Think the term was 30 years or so.

  • No it's state pension age. So today that's 67. Our mortgage was therefore capped at 30 years. Long bloody enough. Not that I'm moaning about having a house.

    Eldest partner's age, in a joint mortgage, is the one taken into account. So Rouj better not marry a Granny.
  • You can still find 5% deposit mortgages (so 95/5 loan to value), but you'll pay punitive interest rates and fees. The main problem since the new mortgage rules came in is affordability. This used to be pretty loose: prove your income, state your expenses (no proof needed), then a credit check and voila. Nowadays they want realistic calculations of monthly outgoing (from food and bills through hobbies everything else) and evidence of that (bank statements. They will look at whether you can afford the loan if interest rates shoot up, however unlikely.

    This has resulted in a few friend being refused a remortgage, even though the new loan would be a lower monthly outgoing. Madness.
  • Stress that that last part is madness. Good affordability rules are generally a good idea.

    However it's too little far too late and serves principally to yank the ladder slightly further away from first time buyers. Anyway more about despair and getting old.
